North Wales is in the world’s spotlight thanks to its famous Royal residents but it has far more than regal connections to boast about. The area, now home to Prince William and his new bride, has spectacular countryside, including the Snowdonia National Park, a beautiful coastline with soft, sandy beaches, plus pretty villages and bustling towns. It’s a great place to find a property: this location offers exceptionally good value, even more so if you buy a keenly-priced and energy-efficient new home in Wales.
House Builders have some excellent incentives at the moment ranging from part exchange to shared equity. In Wrexham, North Wales’s largest town, which is close to the Cheshire border, Redrow Homes is offering buyers the chance to trade in their old home as part payment for a brand new one at Ty Newydd. There is a choice of three- and four-bedroom homes from its New Heritage Collection, which is inspired by the Arts and Crafts movement, and prices start at £194,995. Under part exchange, Redrow Homes acts as a cash buyer for the customer’s property, which means a quick sale and no estate agency fees to pay.
Ten miles away in the village of Penley, which prides itself on a top performing high school, Morris Homes is offering part exchange and shared equity deals at its Penmere Park development. The collection of one-, two-, three- and four-bedroom homes is being built on the site of a former military hospital for Polish war veterans. This tranquil rural location is just an hour away from both Shrewsbury and Chester. Prices range from £139,750 for a smart two-bedroom mews house to £239,750 for a luxurious four-bedroom home.
The Great Start shared equity scheme is available on selected plots including the ‘Chatsworth’, which costs £147,750. Mortgage finance is arranged on 80% of the purchase price. The remaining 20% becomes a second loan, although there is no interest or rent repayable for five years.
Morris Homes is offering the same deals at its Soughton Park site on Denbigh Road in the charming market town of Mold. Mold is famous for its markets and is popular with golfers as it has three clubs. Great Start is available on the ‘Chatsworth’ three-bedroom mews house priced at £162,750 and part exchange is offered on the stunning four-bedroom ‘Wharfedale’ home, which costs £263,750.
If you like to be beside the seaside then Anwyl Homes is offering to pay a 5% deposit on selected plots at Parc Aberkinsey in Rhyl. These include ‘The Chirk’, a three-bedroom mews house with an en-suite to the master bedroom and a separate dining room downstairs. It costs £124,950 and buyers of this contemporary new home will also save on flooring as all carpets are included.
Close to tourist hotspot Llandudno and historic Conwy is a Macbryde Homes site on the edge of Llandudno Junction. There are two-, three- and four-bedroom homes here and the developer is offering a shared equity deal on two-bedroom apartments, which have a full price of £119,995. The 85%/15% scheme means buyers pay just 85% of the price up front. The remaining 15% is paid back when you move or within ten years and there is no interest to pay on the loan.
Beech Developments is also offering shared equity deals at Gwel yr Afon in Llandudno Junction. Friendly Llandudno Junction is also home to new Welsh Assembly offices, and like all towns and villages in North Wales, it is blessed with a backdrop of breathtaking natural beauty. The full price for a 2 bedroom apartment is £118,000, reducing to £99,500 up front with the scheme. The developer will contribute £18,500 to be repaid interest free within ten years.
